The following information is required to assist us in providing you with a management service that is tailored to your specific requirements

If the property is owned in a company name, the ABN/ACN must be provided, as it is required by the Residential Tenancies Tribunal on all documentation.

Insurance - Do you currently possess the following?

(Note building insurance may be through your body corporate). It is highly recommended that all Rental Providers ensure their building and contents adequately, but also ensure that they have adequate public liability insurance. Please review your existing policy carefully to ensure that you have the adequate and comprehensive cover, as some building policies do not cover the building if the property is leased. It is important to note that some policies do not cover the property if it is vacant. Please confirm with your owners corporation manager (if applicable) the details of your insurance cover.

In addition to the above, we recommend that all Rental Providers take up some form of Rental Provider (Landlord's) protection insurance. Most of these policies provide extra public liability insurance and cover the rent arrears and associated expenses - sometimes without an excess. They will also generally cover your contents i.e. carpets, window furnishing and light fittings (please note these items are not covered by building insurance).(Required)

Please note that you must change the postal/email address to Real Property Agent Melbourne for us to pay the accounts on your behalf. We are unable to do this for you as we are not the account holder and the company/provider will not deal with us directly.

Repairs & Maintenance

Under the Residential Tenancies Act 1997 all renters are able to authorise urgent repairs up to $2500. For efficient property management, we request approval to proceed with non-urgent repairs up to roughly $300 on your behalf. We will still notify you of the repairs however this allows us to take action in a timely manner.

We will always attempt to contact you in the event of any repairs that are required to the property. However, in the case of an urgent repair when you cannot be contacted, we will arrange for the work to be carried out by one of our team of qualified and insurance-checked tradespersons.

Residential Tenancies Tribunal Costs

Application fees and any other associated fees will be charged as per VCAT's costs. The following costs are incurred by the Landlord, when making applications to the Residential Tenancies Tribunal and terminating tenancies in accordance with the provisions of The Residential Tenancies Act 1997:

Agent’s Authority

The authority to lease and manage your property that you have already signed authorises us to sign all rental agreements and to sign and lodge Bond Lodgment forms with the RTBA on your behalf. If this is contrary to your needs, please contact us immediately By completing this instruction form, you are authorising us to select renters, collect rents due, issue receipts for all money collected, exercise your right to terminate terminate rental agreements in accordance with the provisions of The Residential Tenancies Act 1997, serve relevant notices upon renters ubject to this Act and attend Tribunal hearings on your behalf whenever necessary.

Indemnity

I agree to indemnify you, as the managing agent for any claims made for unpaid repairs or maintenance accounts authorised in accordance with my instructions. I also agree to fully reimburse any advertising expenses incurred in accordance with my instructions in the re-letting of the property. I agree to pay all advertising, marketing and leasing costs direct to the agent should I decide not to go ahead with the leasing of the property once it has already been advertised, whether or not a successful renter has been accepted by me.
